NHT Benefits Explained: What Every Jamaican Worker Should Know

The National Housing Trust (NHT) is Jamaica’s primary vehicle for helping workers achieve home ownership. Yet many Jamaicans who have been contributing to the NHT for years are unaware of the full range of benefits available to them, or do not understand how to access them. This guide explains what the NHT offers, who qualifies, and how to make the most of your contributions.

What Is the NHT?

The National Housing Trust is a statutory body established under the National Housing Trust Act. Both employees and employers contribute to the NHT — employees contribute 2% of gross wages and employers contribute 3%, for a combined contribution of 5% of each worker’s pay. These contributions build up as a credit that can be used toward purchasing or building a home.

Core NHT Benefit: Mortgage Loans

The primary benefit is access to NHT mortgage loans at below-market interest rates. As of 2025, NHT offers loans at interest rates between 2% and 5.5% annually, depending on the contributor’s income. This compares very favourably with commercial bank mortgage rates, which typically range from 7% to 11%. NHT loans can be used to:

  • Purchase a house or apartment
  • Build a new home on land you own
  • Complete or extend an existing home
  • Purchase serviced lots from approved developers
  • Repair or renovate an existing home

How Much Can You Borrow?

The maximum loan amount depends on your income bracket and how long you have been contributing. As a general guide, contributors earning under J$1.5M annually may qualify for loans up to J$4.5M, while higher earners qualify for proportionally larger amounts. Joint loans with a spouse or co-applicant can significantly increase the available amount. The NHT website has an online loan calculator that allows you to estimate your eligibility based on your contribution history.

Eligibility Requirements

To qualify for a basic NHT mortgage loan, you must have made at least 52 weeks of NHT contributions in the seven years preceding your application, and you must be a first-time beneficiary (you cannot have already received an NHT loan). You must also be a Jamaican citizen or permanent resident.

Contribution Refunds

If you reach age 65 and have never used your NHT contributions for a loan, you are entitled to a full refund of all contributions made. Similarly, those who emigrate permanently can apply for a refund. Refunds include the nominal contributions but not interest — one reason why actually using your NHT benefits for a loan is generally more financially advantageous than waiting for a refund.

Open Market Option

The NHT Open Market option allows contributors to use their NHT benefits to purchase properties on the open market — not just NHT-developed schemes. This significantly widens the range of properties available. A qualified applicant can combine an NHT loan with a commercial mortgage to purchase a property that exceeds the NHT maximum loan amount.

Special Programmes

The NHT periodically launches targeted programmes for specific groups, including:

  • Diaspora Programme: Allows overseas Jamaicans to contribute to the NHT and access benefits for property purchase in Jamaica
  • Self-Employed Contributors: Self-employed individuals can contribute to the NHT voluntarily at a combined rate of 5% of declared income
  • Informal Economy Workers: Micro and small enterprise owners can access the NHT through registered contribution arrangements

How to Check Your NHT Contribution Balance

You can check your NHT contribution balance online at nht.gov.jm using your TRN (Taxpayer Registration Number) and NIS number. It is worth checking your balance periodically to ensure your employer has been making contributions on your behalf — non-remittance of NHT contributions by employers is unfortunately not uncommon and can affect your loan eligibility.

Bring your TRN, NIS card, recent payslips, bank statements, and for open market purchases, the title and sale agreement for the property. NHT loan processing typically takes 4–8 weeks.
