REALTOR®
REALTOR® is a trademarked designation of the National Association of Realtors (NAR) in the United States. In Jamaica, the equivalent professional credential is a RERA licence. This guide explains both — and what they mean for your real estate career.
What is a REALTOR®?
REALTOR® is a registered trademark owned by the National Association of Realtors (NAR), the largest trade association in the United States. Not every real estate agent is a REALTOR® — only NAR members who subscribe to its Code of Ethics and pay annual dues may use the designation. The term is specifically tied to the US real estate licensing and association framework.
In Jamaica, there is no equivalent of the NAR REALTOR® designation. Instead, real estate professionals are regulated by the Real Estate Board (REB) under the Real Estate (Dealers and Developers) Act, with licences issued to Dealers and Salespersons. The Real Estate Association of Jamaica (REJA) serves as the industry body. Many Jamaica agents who have worked internationally hold NAR membership in addition to their local RERA licence.

How to Become a Licensed Real Estate Agent in Jamaica
Complete the Real Estate Board (REB) approved training
The REB requires completion of an approved real estate course before you can sit the licensing examination. Approved providers include HEART/NSTA Trust and private real estate schools.
Pass the REB Salesperson Examination
The national exam covers Jamaica real estate law, ethics, contracts, conveyancing, and valuation fundamentals. Candidates must pass to receive a Salesperson licence.
Register as a Salesperson under a licensed Dealer
New licensees must operate under a registered Dealer firm. You cannot transact independently as a Salesperson — you require Dealer affiliation.
Build your experience — 2 years minimum
Accumulate transactions, client relationships, and market knowledge. Document completed sales, lettings, and valuations for your Dealer licence application.
Apply for a Dealer Licence
After 2 years of documented experience, apply to the REB for a Dealer licence, which allows you to operate your own agency and employ Salespersons.
Renew your licence every 2 years
REB licences are renewed biennially. Continuing education requirements apply. Failure to renew results in loss of the right to transact real estate professionally.

Frequently Asked Questions
Can I call myself a REALTOR® in Jamaica?
Not unless you are an active member of the National Association of Realtors (NAR) in the United States. REALTOR® is a US trademark. In Jamaica, the correct terms are “Licensed Real Estate Dealer” or “Licensed Real Estate Salesperson” under the Real Estate Board (REB).
What is the difference between a Dealer and a Salesperson in Jamaica?
A Salesperson is licensed to transact real estate but must operate under a registered Dealer. A Dealer holds the higher-level licence and can operate their own agency, employ Salespersons, and hold client funds in trust. You need at least 2 years of experience as a Salesperson before applying for a Dealer licence.
Is a real estate licence required to sell property in Jamaica?
Yes. Under the Real Estate (Dealers and Developers) Act, anyone who professionally negotiates or transacts real estate for a fee or commission must be licensed by the Real Estate Board. Operating without a licence is a criminal offence.
Does having a US REALTOR® designation help my Jamaica real estate career?
It can, particularly if you work with the diaspora market or US investors buying property in Jamaica. NAR offers several international designations (CIPS — Certified International Property Specialist) that are specifically designed for cross-border real estate practitioners.
How is commission structured for agents in Jamaica?
Standard commission in Jamaica ranges from 3% to 5% of the sale price, typically split between the Dealer firm and the Salesperson. Commission structures vary by agency and are negotiated individually. Rental commissions are typically equivalent to one month’s rent.
